Meeting management and Support
We provide developers with guidance through documentation which needs to be provided to the Owners Corporation upon registration of strata and community plans such as certifications, manuals, warranties and maintenance schedules and offer practical advice on legislative, operational and financial ramifications of different schemes. This includes reviewing draft by-laws and advice on their practicalities to minimise issues and disputes at a later date.
We provide prospective purchasers with a written analysis of the Owners Corporation’s records to provide clients with the knowledge they need to make an informed decision, on the position of the property they are interested in purchasing.
Our reports provide information on the building, financial matters, insurance details, by-laws, extracts of reports such as the Capital Works Fund forecast, Work Health & Safety Report, Asbestos Report, minutes from general meetings and strata committee meetings.
Building Insurance (Strata Insurance)
Your scheme is covered by strata insurance. This insurance covers the building, common property and legal liability in common areas.
Recent increases of insurance premiums have been brought about by varying factors including recent natural disasters, the cost of reinsurance and the claims history of the individual property. We understand increases in insurance premiums are of concern to Owners Corporations and work in collaboration with specialist Strata/Community title insurance companies to source competitive pricing across a range of insurance companies.
Other types of Insurance:
For items within the home it is recommended clients consider contents insurance to protect their valuables from damage and theft. The main two types of insurance include contents insurance for owner occupiers or contents insurance for those with tenanted investment properties.
Landlord Insurance
Landlord insurance can assist in maximising your asset by protecting from loss or damage by an insured event to a landlords’ contents, malicious damage by tenants, loss of rent, rent default as well as legal liability.
Insurance Packages
As an added service, we are able to provide competitive insurance packages underwritten by Corporate Home Unit Underwriting Agencies Pty Ltd (CHU), Strata Unit Underwriters (SUU), Whitbread Insurance Brokers and Austbrokers RIS Pty Ltd.
Packages available provide the required statutory covers, reasonable premiums, which are bound to achieve savings for each Owner’s Corporation.
